Address or plot reference. If pre-acquisition, the plot ID and current ownership status.
Asset class (residential, office, hospitality, industrial), unit count or GFA, and the works package you want priced.
Intended budget — even a range is enough at first. Tell us if there is a hard ceiling versus a target.
Date the asset must be operational, leased or sold by. Drives schedule modelling and risk calculation.
Planning permission filed, granted, or pre-applied. These details determine our involvement in the planning phase.
Who signs the contract — investor, fund, family office, or developer? Useful for tailoring the checklist.

How long does creating a checklist take?
Same week for a brief that contains the six items on the checklist above. After receiving your inquiry with details on those six points, we prepare an indicative fixed-price offer with named risk reserves within two to three weeks.
Do you sign NDAs?
Yes — mutual NDA is standard before we share project files, references, or contact existing investors. We have a ready-made template for that.
Which languages can we work in?
German and English on the contract side. Russian on request. All site documentation, BoQs and as-built packs are produced in German by default; English on request.
Do you take projects outside Berlin?
Yes — Nordrhein-Westfalen and surrounding Länder regularly. We mobilise our own crews; subcontractors are vetted by the project lead before engagement.
Do you do design?
We cooperate with the responsible architect of trust. We do not stamp our own plans — competent partner planners from our network prepare a tailored survey for you.
How is risk calculated?
Quantitative risk model at week zero — ground conditions, permit timeline, material price variance, labour availability. Output is a fixed price plus named risk reserves you can take to a bank.
